Which costs qualify, and how much, depends on your circumstances. We check what applies to you before we claim.
Good to know for your business
- Mortgage interest. Individual landlords cannot deduct it as an expense. It gets a basic-rate tax reduction instead, and we make sure it is calculated correctly.
- Property allowances. There is a £1,000 property allowance and a rent-a-room limit of £7,500. We use whichever is best for you.
- Selling a property? Capital Gains Tax must be reported and paid within 60 days of completion. We prepare and file it. Get in touch before you sell.

Questions we are often asked
Can landlords deduct mortgage interest?
Not as an expense if you own personally. Instead, you receive a tax reduction based on the basic rate. If you own through a company, the rules differ. We review which route suits you.
What is the difference between a repair and an improvement?
A repair restores something to its previous condition and is an allowable expense. An improvement adds something new, and usually is not deductible against rent. We help you classify each cost.
Do I need to register for VAT as a cafe or shop?
Once your taxable sales over any 12 months pass the threshold, yes. Food and takeaway sales have specific VAT rules, so it is worth getting advice early.
Do you work with limited companies and property companies?
Yes. Limited companies get a tailored quote based on the work involved, and a company is never priced up simply for being limited.
